Because roofs face extreme conditions — especially here in Texas — insurers are increasingly re-evaluating how they cover roof damage at policy renewal. What once may have been standard (full replacement coverage) is now being limited, adjusted, or replaced with stricter terms.

🔄 What’s Changing: Common Policy Updates on Roofs
Replacement Cost → Actual Cash Value (ACV)
Many homeowners today are seeing a shift from “replacement cost” coverage to “actual cash value” (ACV) when their roof ages or at renewal. With ACV, depreciation is factored in — meaning payout may be much less than full replacement value. Texas Bay Credit Union

Roof Age / Payment-Schedule Based Coverage
Some insurers now use “roof payment schedules.” Essentially, as a roof ages, the percent of replacement cost they’ll cover drops. For example: newer roofs may get 100% coverage, but older roofs may see only 40–60% or less. Texas Bay Credit Union

Tighter Underwriting & Non-Renewal for Older or Poor-Condition Roofs
If a roof is deemed too old, poorly maintained, or high-risk (e.g. frequent hail exposure), some insurers may refuse to renew the policy — or may require a roof replacement before renewal.

Higher Deductibles, Especially for Wind/Hail or Storm Damage

In many cases, wind and hail deductibles are rising, or insurers are applying stricter criteria before approving roof-related claims.

  • If your roof is older (10–20 years or more), “full replacement” may no longer be guaranteed. You could receive a depreciated cash value or get denied coverage entirely for roof failure.
  • After a storm (hail, wind, hail + wind) — the payout might be far less than you expect if your coverage changed or your roof is aged.

  1. Review your current policy — Is your roof covered under Replacement Cost or ACV? Is there a roof-age schedule or special wind/hail deductible?

  3. Document everything — If you do maintenance or repairs, keep receipts and photos. These help prove upkeep if you need to renew or file a claim.
  4. Ask about upgrade options — Some insurers may still offer replacement-cost coverage for newer roofs or if you upgrade to impact-resistant materials.
